Get the Right Bid for Your Job

When you want to make repairs or remodels on your home, it’s important to understand how bids are created and how to work with your contractor for the best process and the best results.

Here is some information about the bidding process and how to make the best choices.

The first thing that will happen is that you will have a review of the job, and your contractor will give you an estimate of what it’s going to cost. This is an important part of the process since it lets you know what you can expect.  It may be a fixed bid, or an open estimate.

It’s best to have an open estimate since things can change in the course of a job, and costs may come up that weren’t initially expected.

With a fixed bid, costs are set up at the beginning, and there isn’t room to adjust the process.

When your bid comes in, look, for the “time and materials” type instead of a fixed bid. Why, you ask?  Because that gives both you and the contractor the ability to adjust your expectations. Ask for a very detailed estimate so that you can discuss costs and make the adjustments that are needed, keeping communication positive and creative. 

A fixed bid may not cover all the costs associated with a job and can lead to frustrations, and a lower quality of work being done since cost overruns may mean the work can’t be done properly based on the original quote. You need someone who will talk openly with you as the job moves on and who will listen to y our concerns.

With a time and materials process, you and the contractor both know that you will be talking about the job and making sure everybody is pleased.

Good communication is key to getting good results.  You and your builder will have a lot of details to discuss as the work progresses.  A smooth process will make you feel satisfied with making the decision to upgrade your home.
